Project Overview

The property was a former ARCO gasoline station. At the time of acquisition, the property was a vacant lot. The land size is 17,400 square feet.

The development included a 6,000 square foot multi tenant retail shopping center, which we leased to Starbucks, Fuse Mobile, and Broadway Federal Bank.

Project Challenges

The property is located at the entrance to Leimert Park, a landmark historical district along the Crenshaw Corridor of Los Angeles, CA. Consequently, the redevelopment entitlements were extremely political and required the support from the City Council District 9 Office - Councilman Bernard Parks, and the local community groups. We were able to secure the necessary governmental approvals after extensive community outreach and high quality design and architecture.
