Equitas Investments, LLC (“Equitas Investments”) is a real estate investment company established on the core values of integrity, honesty, and trust. Through the knowledge, expertise, and relationships in commercial retail investments, it’s founder Aaron Swerdlow, created Equitas Investments to provide real estate investors with a unique opportunity to generate a diverse portfolio of high quality, low risk retail shopping centers, and single tenant retail assets that produce stabile income, with long term growth and wealth creation.

Our mission, simply stated, is to create and preserve generational wealth through an investment strategy centered on acquiring and holding long-term legacy real estate with a focus on retail shopping centers and single tenant retail assets. Our approach is to put together investors who share the same long term investment vision. That vision includes solid, risk adverse investment real estate in core urban markets with conservative debt ratios, and the goal of building a stabile real estate portfolio with consistent cash flow growth and equity appreciation. Equitas Investments’ history is one whose origins stem from its founder. Mr. Swerdlow’s background is in the acquisition, development and investment of value-add retail opportunities ranging from repositioning to complete redevelopment as co-founding partner at Festival Development Partners, LLC. As a partner in that venture, he successfully purchased approximately 100 retail sites with the core focus on strategic value add business plans for each property. Over the past 15 years, Mr. Swerdlow has developed a successful track record of value creation and profit for his investors. Equitas Investments was derived from the vision of shifting from the value add arena to more risk adverse, stabilized core retail investments. The catalyst for this change was to service personal relationships looking to build a portfolio of high quality income producing properties with a low risk threshold and long term vision to hold quality assets, harvest cash flow and pay down debt. Equitas Investments organization is uniquely experienced and possesses the core values to create long term generational wealth for our investors.

Through the knowledge, expertise, and relationships in commercial retail investments, its founder Aaron Swerdlow created Equitas Value to provide real estate investors with the opportunity to achieve high investment returns while building a diverse portfolio of high quality, well located retail shopping centers, and single tenant retail assets.

Who We Are

Aaron J. Swerdlow
Founder and Sr. Managing Partner

Aaron Swerdlow is the founder and Sr. Managing Member of Equitas Investments, LLC. Mr, Swerdlow is also the co-founding partner and actively serves as a co-managing member of Festival Development Partners, LLC. As the co-founding partner of Festival Development Partners, LLC, Mr. Swerdlow was responsible for the acquisition of approximately 100 properties in 11 States with a primary focus in Southern California. For over 15 years, he has specialized in the acquisition, development, repositioning, leasing, selling, financing, and long term ownership of urban infill retail shopping centers, mixed use projects, and commercial retail land. Mr. Swerdlow has maintained a long term focus on retail real estate with a total project size under $10,000,000, and has become a leading expert in the investment and repositioning of small to midsize infill retail projects. Mr. Swerdlow received a bachelor’s degree in Civil Engineering from California State University Long Beach.

Doug Payne
Principal

Doug Payne is a partner in Equitas Value Company, LLC.  During the past 10 years, he has successfully worked on both the brokerage and acquisitions side of investment grade retail properties.   Mr. Payne focuses on business development and property acquisitions for Equitas Value Company, LLC. By utilizing his brokerage relationships and his underwriting and analytic experience, he is able to effectively locate and recognize opportunities.  Mr. Payne is a licensed real estate Broker in the state of California. Mr. Payne is a native of Los Angeles and received a bachelor’s degree in Political Science from the University of California Los Angeles.
