Project Overview

The property was a former ARCO gasoline station. At the time of acquisition the property was a vacant 25,470 square foot lot. The development consisted of a 5,350 square foot multi tenant retail center with an end cap drive thru. The tenants included Starbucks, gamestop, Robeks Juice and Wingstop.

Project Overview

The property was a former Unocal gasoline station. At the time of acquisition, the property was a vacant lot. The land size is 10,000 square feet.

The development included a 5,300 square foot multi tenant retail shopping center, which is leased to Chicos, T-Mobile, and We Olive.

Project Challenges

The property contained petroleum contamination in the groundwater and soil. During construction, we encountered significant petroleum impacted soil and groundwater, which required segregation, pumping and off-site disposal. The remedial activities were coordinated with Unocal at their cost.

The geotechnical study determined that the subsurface soils beneath the building footprint contained liquefiable layers, and required a structural slab. Consequently, the project required the installation of caissons as part of the building foundation design and construction.

The property was a former Unocal gasoline station. At the time of acquisition, the property was a vacant lot. The land size is 15,575 square feet.

The development included a 3,900 square foot multi tenant retail shopping center, which was originally leased to 7-Eleven and Yoshinoya.

Project Challenges

The geotechnical study determined that the subsurface soils beneath the building footprint contained liquefiable layers, and required a structural slab.
The zoning on the property required a conditional use permit for 7-Eleven’s 24 hour operation requirement.

5910 Del Amo Boulevard     Lakewood, California

Location

Southeast corner of Del Amo Boulevard and Woodruff Avenue in the City of Lakewood, County of Los Angeles, California.

Project Overview

The property was a former Shell gasoline station. At the time of acquisition, the property was a vacant lot. The land size is 22,200 square feet.

The development included a 4,800 square foot multi tenant retail shopping center with a drive thru end cap, which was originally leased to Starbucks, Wingstop, Robeks Juice, and Quiznos. After completion of the shopping center, the construction loan was replaced with long term permanent financing, which resulted in a significant reimbursement of the investor equity, and stabile passive income.

Project Challenges

The property contained significant petroleum contamination in the groundwater and soil. In addition, the source of the contamination was directly below the shopping center building footprint. Consequently, we developed and coordinated a remediation strategy that included installing a subsurface system below the building foundation during construction, which effectively cleans the subsurface contamination beneath the building slab after the building was constructed.

The drive through component of the building required a conditional use permit.

505 North Broadway     Escondido, California

Location

Northwest corner of North Broadway and Woodward Avenue in Escondido, California.

Project Overview

At the time of acquisition the property contained an 11,486 square foot multi tenant retail/automotive repair building constructed in 1977. The building was in deplorable condition and was leased to low quality businesses including a church, hair salon, and an automotive repair shop. The existing leases expired within 2 to 4 years after the purchase date.

Following the acquisition, we negotiated buyouts with the existing tenants, performed a significant building remodel, and added 6 parking spaces to the site plan. The result included a completely renovated and functional retail shopping center, anchored by Dunn Edwards Paint.

Project Challenges

The zoning code required site plan and design review approval from the City’s Architectural Review Board.

The original building and site plan were functionally obsolete and required a complete transformation.

The zoning was modified and consequently prohibited the use of paint stores. Through diligent negotiations with the City, we obtained the necessary governmental approvals permitting a paint store use.

The development included a 6,000 square foot multi tenant retail shopping center, which we leased to Starbucks, Fuse Mobile, and Broadway Federal Bank.

Project Challenges

The property is located at the entrance to Leimert Park, a landmark historical district along the Crenshaw Corridor of Los Angeles, CA. Consequently, the redevelopment entitlements were extremely political and required the support from the City Council District 9 Office - Councilman Bernard Parks, and the local community groups. We were able to secure the necessary governmental approvals after extensive community outreach and high quality design and architecture.

3018 Manchester Boulevard     Inglewood, California

Project Overview

The property was a former Mobil gasoline station. At the time of acquisition the property was a vacant 18,000 square foot lot. The project included the development of two (2) buildings totaling 2,080 square feet and 2,980 square feet. The tenants included Fat Burger, 7-Eleven and H & R Block.

Project Challenges

A portion of the building was constructed over the former underground storage tank basin. After the tanks were excavated, Mobil backfilled the hole with pea gravel which was not structurally sufficient. Consequently, the entire backfill was excavated and re-compacted with suitable fill material. ExxonMobil agreed to provide an indemnity and cover all related costs.

The property was a former Shell gasoline station. At the time of acquisition, the property was occupied by an automobile repair business. The land size is 20,830 square feet and is situated on a pad in front of a Stater Brothers supermarket anchored neighborhood center.

The development included a 5,890 square foot multi tenant retail shopping center, which is currently leased to Coffee Bean and Tea Leaf, game Stop, AT&T Wireless, and Panda Express. After completion of the shopping center, the construction loan was replaced with long term permanent financing, which resulted in a significant reimbursement of the investor equity, and stabile passive income.

Project Challenges

The property contained significant petroleum contamination in the groundwater and soil. In addition, the source of the contamination was directly below the shopping center building footprint. Consequently, we developed and coordinated a remediation strategy that included installing a subsurface system below the building foundation during construction, which effectively cleans the subsurface contamination after the building was constructed. The zoning posed another challenge due to restrictive parking requirements for quick service restaurants. Consequently, we obtained a conditional use permit to allow less stringent parking requirements, which resulted in the ability to lease the entire building to quick service food restaurants.

The development included a 3,600 square foot multi tenant retail shopping center, which was originally leased to Little Caesars Pizza, Metro PCS, and La Dolce Vita Bakery.

Project Challenges

The property contained significant petroleum contamination in the groundwater and soil. Consequently, we developed and coordinated a remediation strategy that included installing a subsurface system around the building in the parking lot, which effectively cleans the subsurface contamination after the building was constructed.

The zoning required pedestrian oriented development, which mandated the building to be constructed up to the property line on 7th Street with parking in the rear of the building. Consequently, in order to develop the project site plan with the parking lot in front of the building, a specific plan variance was required and obtained.
