The property was a former Unocal gasoline station. At the time of acquisition, the property was a vacant lot. The land size is 15,575 square feet.
The development included a 3,900 square foot multi tenant retail shopping center, which was originally leased to 7-Eleven and Yoshinoya.
The geotechnical study determined that the subsurface soils beneath the building footprint contained liquefiable layers, and required a structural slab.
The zoning on the property required a conditional use permit for 7-Eleven’s 24 hour operation requirement.
